New Residents
Previous owners' pool key fobs are deactivated upon resale. You must request a new pool key fob and sign a waiver.

Requesting a Pool Key Fob
To order a new or replacement fob, please submit a Townsq Request with the category "Form-Pool Key". Your fob will be mailed to you within five business days and a $15 fee will be charged to your account. If your HOA account has an outstanding balance or an active stage 3+ violation, we are unable to issue a Pool Key Fob until the balance is paid and/or violation is resolved. 

Waivers
We require a one-time waiver to be on file for all pool users. When you order a pool key the waiver is included. If you have a pool key and just need to sign a waiver, please submit a Townsq Request with the category "Form-Pool Waiver".

Pool Access Suspended
If your HOA account has an outstanding balance or an active stage 3+ violation, pool access will be suspended until the balance is paid and/or violation is resolved. Please note that pool key fob reactivation is not immediate. Once you have settled your account or addressed the violation, submit a Townsq Request with the category "Form-Pool Key". Access will typically be reinstated within two business days of verification. If you are a tenant, your landlord or property manager must submit the request.

Gate Monitor
There is no lifeguard on duty at the HPN pool. However, a gate monitor is typically present during peak hours to verify access, enforce pool rules, and perform routine health and safety checks. Residents are required to check in with the gate monitor upon arrival.

Pool Reservations
If you plan to bring more than five non-resident guests to the pool, you must submit a Pool Reservation using Townsq Reservations. Your reservation must be received 5 days in advance and do not grant exclusive use of the pool or pool furniture; HOA members will retain normal access to the facility during your event. If your HOA account has an outstanding balance or an active stage 3+ violation, we are unable to approve a reservation until the balance is paid and/or violation is resolved.

Free WIFI
Complimentary Wi-Fi is available for use within the pool area. Please note that the password is posted on-site at the pool and is subject to periodic changes.

Pool Toys/Floats
To prevent algae transfer, please thoroughly clean all floats and toys that have been used in lakes or rivers before bringing them to the pool.

  • Warning - No Lifeguard is on duty. Swim at your own risk.
  • Residents are required to swipe the Association provided key fob for entry to the pool yard and restrooms using the main entry gate.
  • Residents are required to check-in and provide name, address, and key fob when monitor is present.
  • The Association may require a signed liability waiver to enter the pool and pool yard.  
  • Guests must be accompanied by a resident. No more than 5 guests per home.
  • Persons under the age of 16 must be accompanied and supervised by an adult 18+. 
  • Do not swim if you have been ill with diarrhea within the past 2 weeks.
  • No Diving, running, horseplay or foul language.
  • No smoking or vaping allowed. No firearms or weapons. 
  • Changing diapers within 6 feet of the pool is prohibited. Children not toilet trained must wear swim diapers. Disposable diapers are not permitted in pool.
  • Proper attire required. No thongs, cut-off or basketball shorts, jeans, or street clothes in the pool.
  • No eating or drinking within 6 feet of pool.
  • Glass items are not allowed in the pool yard. Alcohol is not allowed on Association grounds.
  • Extended breath holding activities are dangerous and prohibited.
  • Lifesaving equipment is for emergency use only.
  • Pets, bicycles, skateboards, rollerblades are prohibited within the pool yard.
  • Inflatable boats and large tubes are prohibited. Single person inflatable equipment is permitted.
  • Playing catch with balls or other items in the pool may be restricted during high occupancy periods for safety reasons.
  • Music is limited to headphones only, except for HOA events.
  • All trash is to be placed in the proper trash containers or taken home.
  • The entrance gate must be closed and latched at all times. Do not open the gate for other people. If you open the gate for other people, you assume liability for their actions.
  • The Association may accept reservations for a pool party, which allows more than 5 guests. Reservations must be submitted on hpnhoa.org at least 5 days prior to the party date. Pool Party reservations do not include exclusive use of the pool or furniture.
  • Use of this Pool is a privilege funded by HPN HOA members. Access is restricted if the member’s HOA account is not current, or CC&R Violations are unresolved.
  • The Association reserves the right to refuse entry to anyone and to close the pool area at any time without notice.
  • Infractions of pool rules and posted signs, vandalism, or failure to comply with instructions from the pool monitor or other Association representative may result in loss of privileges.
  • The Association and management are not liable for injuries.
  • The Association cannot ensure that any surface is germ-free. You take responsibility for your own protection including disinfecting your hands and any surfaces you touch.

Improper behavior should be reported to the monitor or manager@hpnhoa.org 
 
NO TRESPASSING – ALL VIOLATORS WILL BE PROSECUTED
